Site Context & Description


Located in the Sanford community, on the northeast corner of the Provincial Trunk Highway (PTH) 3 and Provincial Road (PR) 334 intersection. Approximately 25 km (+/- 22-minute drive) to the southwest boundary of Winnipeg.


The subject property encompasses approximately 68 acres and is comprised of one parcel of vacant land. The lot is currently zoned AR (Agriculture Restricted) & RG (Residential General) and designated for residential development.

East: Blythefield Road and residential properties
South: PTH 3 and vacant lands
West: PR 334, vacant lands, and residential properties
North: PR247 / Mandan Drive and residential properties

Proposed Development 


Planned from the outset to provide new, in-demand housing options. A broad spectrum of housing options will continue to be provided including single-family, townhouse, side by side, and apartments.

The entire 68+/- acre development concept is to develop a planned community in a multi-phased approach with the full range of municipal services [piped water, piped wastewater, piped land drainage, retention ponds, paved roads] with a diversity of high-quality dwelling types arranged amongst open green spaces and connected with public roads, public lanes, active transportation pathways, and sidewalks.
